There are a few very simple things you can do once you list your home for sale to start the momentum forward toward closing:
1. START PACKING! This seems simple but it is also very effective for buyer and seller both. It is important for the sellers who can begin de-cluttering and packing their belongings to move and also for buyers that walk in to the home and see that seller is serious about selling. Leave boxes around as a reminder to pack a little t a time if needed.
2. KEEP HOME SMELLS PLEASANT OR NEUTRAL: This is very important. Buyers respond immediately to smells in the home as they walk through the door. It may be useful to have a friend walk through and let you know what areas of your home may need help with this.
3. CURB APPEAL: Front yard and front door always need to be free of debris and clutter and fresh paint goes a long way. Remember, you only get one chance to make a first impression.
4. LEAVE HOME FOR SHOWINGS: Sometimes sellers think its best to stay in the home to explain features to buyers. The opposite is true. In most cases sellers being present when a buyer is looking at your home makes buyers nervous and unable to freely talk to their agent.
5. KEEP HOME CLEAN & CLUTTER FREE: I know that keeping your home clean is a challenge but it really does make a difference when a buyer walks into a fresh, clean home. You may want to consider hiring help with cleaning while your home is listed. You may also consider “staging” areas that are not frequently used if your hoe is occupied.

These muffins are a tasty addition to a lazy Sunday breakfast or brunch. Just use your ripe bananas, mix in oats, add a little egg for texture and plop in pre-heated oven(350*) for 10-13 minutes. I add cinnamon and diced gala apples on top but you could also add other fruit, raisins, yogurt or nuts to these goodies. Makes for a fast, delicious, healthy snack. Serve warm.

With spring just around the corner its time to get to work on my dining room redesign project. I hired Claudia Dufresne to help me with this home project as I love her simple beautiful style. She hand picks the fabrics and makes the drapes herself! Now That is an art and she is fabulous. So here are a few “before” pics as we start and I will keep you posted as this rolls out into our fabulous new dining room. Its hard to believe its been 12 years that we have lived in this house. Claudia made these beautiful "Disney Gala" drapes over 10 years ago! I still love the grandiose style but I know it is time to change it up. Can't wait to see what she comes up with! Stay tuned for more pics...
It was time to change up this hall table cabinet. I liked it in brown too but I think color just adds a little life to it. Used A.S. Old White & Duck Egg and 1 coat soft wax.
